We understand that the ever changing landscape of the lettings market, with changing legislation in relation national rents controls, rent increases and how to evict, landlords can be sometimes put off in renting their property. Property

To get your property ready for the rental market, start with thorough cleaning and repairs, ensuring all appliances are in good working order.  Next, focus on making the property appealing to potential tenants by de-personalizing the decor, ensuring good lighting, and maintaining a tidy exterior, including the garden.  Finally, ensure you are compliant with all relevant legal requirements, including safety checks (Smoke Alarms, CO2 Alarms, Fire Blankets, Mark Exits, Boiler Service, Window Restrictors) and have a comprehensive inventory.

Let

Marketing

We take photo's and write a property description highlighting its main features. Once complete we advertise the property and wait for enquiries to come.

Viewings

We arrange a day and date to show potential tenants the property. We would normally select 10 people randomly who applied through the letting advert.

Tenant Screening

Getting the right tenant is so important. We vet them by getting a short description of themselves , photo ID, landlord Reference, 3 months pay slips and an employer reference.

Agreement

We arrange the lease and send you a copy for your records.  The tenancy will also be register with the RTB. We will also take care of annual renewal.

Money

We collect 1 months rent and 1 months deposit.  The deposit will be sent to the landlord and it will be up to them to return it at the end of the tenancy.

Check In

The check in, we will arrange for them to register utilities in their name and we will also supply them a comprehensive inventory within the property.

Manage

Inspections

We carry out an inspection of your property at least every 6 months to make sure the tenants are looking after your property. We give them advance notice and send the request in writing and via email.

Rent Reviews

These can only be done once every 12 months. You we will provide tenant with at least 90 days notice of the change and it will be filled in on the designated RTB form. The increase can will be in line with the legalisation.

Rent Arrears

Dealing with rent arrears quickly is crucial, as it can lead to eviction.  We follow a specific legal process before evicting a tenant for rent arrears. Our account team will stay on top of any arrears.

Repairs

Repairs, including the structure of the property, essential installations, appliances, general maintenance will be looked after by our property management team.

Notice

This is crucial for both landlords and tenants to understand when ending a tenancy, and it must adhere to specific legal requirements, including a minimum notice period.

Check Out

A final property inspection, is conducted when a tenant moves out to assess the property's condition and identify any damages beyond normal wear and tear.
