Arrange a BER rating for the property as you can't legal sell it without one and gather any building compliant certificates for extension and attic conversions.

Tidy gardens, front and back, do small repairs like painting and declutter property. On day of viewing, open windows and have the property well lite.

Once your property is ready arrange photographs, videography, floor plans and write a property description. No one knows your property better than you do, so includes features, amenities and any additional information you feel may attract a potential buyer.

To advertise a property for sale in Ireland, you can utilise online property portals like DAFT & MYHOME. You can also explore options like local newspapers, community forums, and word-of-mouth, especially if targeting a local market.

Viewings

Schedule and conduct viewings with potential buyers, answering their questions and highlighting the property's features. An open viewing in better and you we can advertise this on the DAFT or MYHOME advert.

Offers

All offer will be adding to the online bidding platform so you have a real time view of how the property is preforming.  Together we can review offers, negotiate terms, and work towards a mutually agreeable price and conditions.

Sale Agreed

At Blacks, we try to make sure you have a solid buyer before sale agreeing. Sometimes the highest offer is not always the best. Every buyer will be in a different situation. The buyer will also arrange a pre purchase survey and bank valuation.

Conveyancing

At this stage your solicitor or conveyancer will handle the legal aspects of the sale, including preparing contracts and managing the transfer of ownership.  This is the longest part of the sale and can take several weeks.

Buyer Inspection

It's the buyer's opportunity to verify the property's condition, ensuring it's as agreed upon and free of unexpected issues. This typically happens shortly before the keys are handed over.

Closing

On completion day both solicitors make final checks. Once the seller's solicitor has received the funds they'll confirm completion with the buyer and give permission to release the keys.

Finance

The sale has now closed and the solicitor will transfer any money due directly to you. They will provide a details remittance outlining their costs and any money owed to lenders. Balance of booking deposit is also returned.
