Market Conditions


As of early 2026, the Irish property market continues to exhibit strong upward pricing momentum, driven by a persistent, structural imbalance between high demand and constrained supply. While new dwelling completions reached record highs in 2025, with apartment construction rising sharply, overall delivery remains well below the estimated demand of 50,000–60,000 units annually. Consequently, residential property prices increased by approximately 6.8% nationwide in the 12 months to February 2026, with higher growth rates observed outside Dublin, particularly in the Midlands region. Affordability challenges remain severe, with median property prices rising, causing price growth to show early signs of easing.
