Dublin Market

The Dublin property market in early 2026 remains a seller's market defined by chronic undersupply and steady, though moderating, price growth. While the rapid inflation seen in 2024–2025 has slowed, a significant supply-demand mismatch continues to drive competition, especially for energy-efficient "turn-key" homes.

Prices

Average property values in Dublin rose by 8% in 2025. Growth for 2026 is forecast to moderate to between 3% and 5% due to stretched affordability

Supply

While completions are expected to reach 39,000 units nationally in 2026, this remains well below the estimated 50,000+ units required annually to meet demand.

Higher Offers

Residential properties in the sub €500,000 price bracket frequently sell for 10% - 15% above the marketed guide price.
