The Market
Buying a property in Dublin can be a good investment due to the city's strong economy, high demand for housing, and potential for capital appreciation. Dublin's status as a major tech and finance hub attracts a large workforce, leading to high rental yields and property value growth. Additionally, government incentives and a transparent legal framework for property investment can make Dublin an attractive option for buyers
Buyers
Buying a home can be very stressful, so at Blacks we try to take the stress out of it for all our buyers. We may represent the vendor but we also want you to feel like your needs are important to us so our team will make sure you have a seamless process when you buy your home from us. When attending viewings, always introduce yourself to the agent, also ask lots of questions as this will show the agent you are really interested in the property. If you are making an offer, only do so, when you are sure that the property is for you. If you make an offer which it is accepted by the vendor and you change your mind, when you go to search again it could be a property listed by the same agent or company and they will not take any offer you make seriously as you wasted their time before.

Thinking Of Buying?
Before You Buy
Money
Calculate how much you can afford, considering your income, expenses, and potential mortgage repayments. Aim for a deposit of at least 10% of the purchase price, but more is often better. Also allow for other fee's like solicitor, surveys, stamp duty and moving costs.
Property
Consider factors like schools, amenities, transport links, and the overall vibe of the area. Think about resale value and how well the property might hold its value in the future. Finally check the BER rating.
Once Sale Agreed
Survey
Closing
On completion day both solicitors make final checks. Once the seller's solicitor has received the funds they'll confirm completion with the buyer and release the keys from the estate agent. We would advise doing a final inspection and remember to get MPRN, GPRN and any alarm codes.

Freehold v Leasehold
Freehold: If the property is freehold, this means that the land on which the property is built is part of the sale and no ground rent or service charge is payable.
Leasehold: A property may be leasehold, which means that the land on which the property is built is not part of the sale. You have to pay ground rent to the owner of the land - who is called the freeholder. The length of a lease can vary and you should check that the length of the lease on the property you are interested in buying is acceptable to the mortgage lender. In addition to ground rent on a leasehold property, you may have to pay an annual service charge. This usually happens with a flat. The service charge covers such items as maintenance and repairs to the buildings, cleaning of common parts and looking after the grounds.

Once we find the right property; it is now time to negotiate the best possible price and terms for you. So, before making an offer, understand the prices of similar properties in the area to help you make an informed offer.
