Tenant Screening


Photo ID

A valid passport or driver's license is required for all tenants. The passport or driving should be in date and not expired.

PPS Number

A Personal Public Service (PPS) number is required to register the tenancy.

Proof Of Income

A letter from your employer or your employment contract confirms your ability to pay rent.

References

Previous landlord references are highly valuable. If you are a first-time renter, a character reference may be sufficient.

Proof Of Funds

Proof of funds for the deposit (usually one month's rent) and the first month's rent is often expected.

Bank Statements

Recent statements or proof of funds may be required to show financial stability.

As of March 2026, the Irish rental market has undergone significant structural reforms under the Residential Tenancies (Miscellaneous Provisions) Act 2026, which replaced the old Rent Pressure Zone (RPZ) system with a unified national framework.

National Controls

The previous geographical RPZs have been dismantled. Rent increases are now capped nationwide at the lower of 2% per year or the Consumer Price Index.

Rents

Landlords can only reset rent to market value at the start of a new tenancy if the previous tenant left voluntarily or breached obligations, or at the end of a six-year cycle.

Minimum Duration

All new tenancies now become rolling six-year tenancies once a tenant has been in place for six months. Landlords must register tenancies annually on the anniversary of the start date.

Sanctions

The RTB has enhanced powers to investigate breaches of rental law, such as failing to register a tenancy or exceeding rent caps, and can impose significant fines.
