Fair Deal


A Fair Deal valuation refers to the process of assessing the market value of a property, typically a family home, as part of the Nursing Home Support Scheme, also known as the Fair Deal scheme. This valuation is required by the Health Service Executive (HSE) to determine a person's financial contribution towards their nursing home care costs.

Probate


A probate valuation is a formal assessment of a deceased person's assets, including property, required for the legal process of administering their estate. This valuation is crucial for determining inheritance tax liability and ensuring the correct distribution of assets according to the will or intestacy rules. The valuation is typically conducted as of the date of death, regardless of when the valuation is actually carried out.

Residual


Residual valuation, particularly for development land, involves determining the potential value of a piece of land based on its development potential. It's calculated by deducting all development costs, including profit, from the Gross Development Value (GDV), which is the estimated market value of the completed development. This method helps developers assess how much they can afford to pay for the land while still achieving their desired profit margin.
