1. THIRD-PARTY SERVICES AND ESTATE AGENCY ROLE
Our platform operates strictly as an intermediary booking infrastructure designed to connect users with qualified, independent external professionals.
A. Estate Agency Services
- All real estate and estate agency services promoted, initiated, or coordinated through our website are provided exclusively by Blacks Residential.
B. Ancillary Independent Services
- For all other auxiliary services booked through our website—including, but not limited to, Building Energy Rating (BER) assessments, professional property surveys, and real estate marketing solutions—the work is executed entirely by independent third-party service providers.
- These professionals operate as independent contractors. They are not employees, agents, or joint-ventures of our company.
- Consequently, we accept zero liability or responsibility for the delivery, execution, standard, quality, or final outcome of any services performed by these independent third parties. The structural and legal responsibility for those bookings remains strictly between you and the specific provider who accepts your service assignment.
2. MORTGAGE AND FINANCIAL ADVICE DISCLAIMER
Any mortgage advice, financial consulting, lending analysis, or related fiscal guidance initiated through our platform is provided exclusively by our designated third-party partner networks.
- No Advisory Status: We do not possess financial advisory status, regulatory clearance, or fiduciary standing. We do not provide direct financial, investment, or mortgage advice of any kind.
- Direct Relationship: When you submit a mortgage inquiry or request a financial consultation, you acknowledge that you are initiating a direct, independent relationship with the respective partner firm. Any subsequent contracts, lending agreements, or financial arrangements are strictly between you and that financial partner.
3. PAYMENT PROCESSING AND FINANCIAL SECURITY
To ensure the highest standard of financial security and encryption, all monetary transactions conducted on our website are securely managed by Stripe, our integrated third-party payment processor.
- Third-Party Terms: By completing a transaction on our platform, you agree to be bound by Stripe's Terms of Service and Privacy Policies.
- Data Exclusion: To protect your financial identity, we do not collect, view, or store your full credit/debit card numbers or security codes on our internal servers. All sensitive financial data is handled directly by Stripe's encrypted payment gateway.
4. CANCELLATION AND REFUND POLICY
Please review your booking details thoroughly before finalizing your financial transaction.
- Strict Non-Refundability: All bookings completed on our website are strictly final and non-refundable. Once a service has been confirmed, allocated, and locked into our system, you cannot cancel the appointment or request a reversal of charges.
- Forfeiture: Failure to attend a scheduled appointment, provide site access to a contractor, or utilize the confirmed service will result in the immediate forfeiture of your payment. No partial or full refunds will be issued under any circumstances.
5. RESCHEDULING POLICY
We understand that unexpected scheduling conflicts arise. Modifications to confirmed appointments are subject to the following strict conditions:
- One-Time Modification: You are permitted to reschedule a confirmed appointment exactly once per booking.
- 48-Hour Notice Window: To qualify for a schedule modification, your formal request must be submitted at least forty-eight (48) hours prior to the originally scheduled appointment time. Any requests submitted within the 48-hour window prior to the appointment will be summarily denied.
- Provider Availability: The successful fulfillment of any valid, timely rescheduling request remains entirely subject to the open availability of the assigned independent service provider.
6. LIMITATION OF LIABILITY
While we endeavor to host reliable, high-caliber professionals on our platform, we do not formally endorse, guarantee, or warrant the quality, accuracy, timelines, or safety of any third-party work.
- No Liability: We assume no liability, responsibility, or legal exposure for any errors, omissions, administrative delays, property damage, or professional negligence caused by independent service providers, mortgage partners, or Stripe.
- Dispute Resolution: In the event of a commercial dispute, unsatisfactory service quality, or financial discrepancy, you explicitly agree that any claims for damages, compensation, or remediation must be negotiated and resolved directly with the specific provider, partner, or payment processor involved. Our platform is fully indemnified from any associated claims.
