Third-Party Services and Estate Agency Role

Our platform acts solely as an intermediary booking infrastructure designed to connect users with qualified independent professionals. All estate agency services promoted or initiated through our website are provided exclusively by Blacks Residential.

For all other services booked through our website—including, but not limited to, Building Energy Rating (BER) assessments, property surveys, and marketing solutions—the work is performed entirely by independent third-party service providers. Because these professionals operate as independent contractors rather than employees or agents of our company, we accept no liability or responsibility for the delivery, execution, quality, or outcome of any services performed by these independent third parties. The ultimate responsibility for those bookings remains strictly between you and the respective provider who accepts your booking.

Mortgage Advice

Any mortgage advice, financial consulting, or related lending guidance initiated through our platform is provided exclusively by our designated third-party partner networks. We do not possess advisory status and do not provide direct financial, investment, or mortgage advice of any kind. When you submit a mortgage inquiry or request a consultation, you acknowledge that you are initiating a direct, independent relationship with the respective partner firm, and any subsequent contracts or agreements are strictly between you and that financial partner.

Payment Processing

To ensure the highest standard of financial security, all payments made on our website are securely processed through Stripe, our integrated third-party payment processor. By completing a transaction on our platform, you agree to be bound by Stripe's terms of service and privacy policies. Please note that we do not collect, view, or store your full payment card details on our internal servers; all sensitive financial data is handled directly by Stripe's encrypted payment gateway.

Limitation of Liability

While we endeavor to host reliable professionals on our platform, we do not formally endorse, guarantee, or warrant the quality, accuracy, or safety of any third-party work. Consequently, we assume no liability or responsibility for any errors, omissions, delays, or negligence caused by independent service providers, mortgage partners, or Stripe. In the event of a dispute, unsatisfactory service, or financial discrepancy, you agree that any claims for damages must be negotiated and resolved directly with the specific provider, partner, or payment processor involved.

Cancellation Policy

Please review your booking details thoroughly before finalizing your transaction, as all bookings completed on our website are strictly final and non-refundable. Once a service has been confirmed and locked into our system, you cannot cancel the appointment or request a reversal of charges. Failure to attend an appointment or utilize the confirmed service will result in the immediate forfeiture of your payment, and no partial or full refunds will be issued.

Rescheduling Policy

We understand that unexpected schedule conflicts arise; therefore, you are permitted to reschedule a confirmed appointment exactly once per booking. To qualify for a schedule modification, you must submit your request at least 48 hours prior to the originally scheduled appointment time. Any requests made within the 48-hour window will not be honored, and fulfillment of any valid rescheduling request remains entirely subject to the open availability of the assigned service provider.
